Writing an informative description for your property advertisements




 

The description is your opportunity to provide buyers with more information about the property. Be sure to use complete sentences and correct spelling and grammar.

Organize information in paragraphs with similar information grouped together and start your advert with an Opening Statement.

The first sentence of my advert gets right to the point of what the real estate ad is all about. The idea is to immediately inform my readers of what they’re looking at.

You could say something like: You’ll love this gorgeous bungalow home located just 3 blocks from lekki gardens.

Start with the most important details that buyers need first, such as additional details about your property.

In a separate short paragraph, consider including a story about the property, or why the property is appealing. Many sellers have found that adding a creative, human approach to their descriptions boosts sales.

Follow these guidelines when writing your description:

  • Don’t say anything that isn’t true.
  • Don’t embed pictures in your description. Instead use the attachment tab.
  • Don’t include information unrelated to the property for sale.
  • Don’t use all caps, multiple fonts and font colors, and HTML. These things can make your advert unreadable on a mobile device.
  • Don’t include negative comments.
  • Don’t include prohibited and restricted content.
  • Don’t repeat information provided in other sections of your advert.
  • Don’t include email addresses and some links.
  • Don’t use property descriptions copied word-for-word from other sources.
  • Don’t create fine print and surprises which buyers may not read.

Talk about the primary features of the property so it can be well indexed by search engines, features such as:

  • Number of Bedrooms/Bathrooms
  • Square metres of the Building
  • Size of the Property (typically in square metres or acres)
  • Location/Neighborhood/Schools
  • Garage (if any), Number of Stalls
  • Extras, e.g. – Pool, Patio, Yard, Deck, Fireplace, etc.
  • Any Recent Updates or Renovations, e.g. – windows, doors, appliances
  • Any Unique Characteristics, e.g. – scenic overlook, basketball court, lakefront lot

Example:
You’ll love this charming, 2-story cottage with spectacular panoramic views of Otter Lake. This 3 bedroom, 2 bathroom home with a 2-stall garage will give you 1,700 sq mts. of generous space to move about (without losing that quaint, cosy atmosphere when it’s time to cuddle up by the fireplace with a good book). Wake up each morning to awe-inspiring sunrises in the East and drift off to sleep each night with the tranquil sounds of nature. Situated in a friendly community with an award winning school system on the outskirts of Opebi estate, just three minutes from the magnificent Sheraton hotel.
